The Key To A Successful Project is in the Set Up

Having produced drawings suitable for construction purposes, the next steps are to switch the focus to the most important part of a successfully run project - the set up stage.

Stage 1

  • Identify any structural changes required to drawings and plans
  • Discuss/agree any materials where choices could have a significant impact to the overall scheme
  • Catch any obvious grey areas as a result of the architectural work
  • Agree time targets
  • Discuss/agree preferred contractual route relating to trades
  • Discuss/agree preferred method to supply materials/fixtures & fittings
  • Introduce contractors and suppliers
  • Consultant to work with the client to ensure there is a clear understanding, from the outset, of the project framework and what needs to happen, when
  • It is crucial that this stage is also a time to make as many choices as possible relating to the finishes, such as: kitchen, bathrooms, colour schemes, interior design, flooring, joinery and ironmongery
  • Finally, MN8 will produce a detailed ‘Schedule of Works’ to complete this stage, which encapsulates the entire project, in order to smoothly move on to the next stage.

All of the above will vary from project to project. Not all will always be necessary, but this will be assessed at the initial fee appraisal meeting.

Stage 2

Following the completion of Stage 1, and the project is set up with a detailed ‘Schedule of Works’, we are now ready to move to the next stage.

During Stage 2, we work with you to source and appoint the contractors and suppliers required for your project. If you already have contacts in mind we are happy to set up their terms and scopes on your behalf.

During Stage 2, we:

  • Source contractors
  • Agree scopes and terms for each appointed contractor
  • Agree retentions, penalties and/or incentives
  • Discuss the construction duration and agree roles for us and for you.

With Stage 2 completed, we can now easily exit at this stage leaving you with a thoroughly set up project, a detailed ‘Schedule of Works’ and a full team of contractors.

However, if you prefer, we can naturally move on with you to Stage 3.

Stage 3

Here, we can set up a fixed set of agreed terms to deal with the management of the build throughout. It would likely involve:

  • A weekly site progress meeting with client and contractor
  • Typically valuations of work would be conducted on a fortnightly basis
  • Financial reconciliations
  • Control and monitoring of the ‘Schedule of Works’ to include any variations to the original scope.

Our Fees

At MN8, we believe in knowing where you're going, so we offer a fixed fee for all of our work, from the designs and concepts that take us onto a drawing board, to the project set up and monitoring through the build. Our fees will vary, dependant on a number of factors, but will always be fixed and agreed with you in advance.

To complete the above stages, we would charge a fixed fee for the project set up Stages 1 and 2.

Should a client wish to retain us throughout Stage 3, we would quote at the end of Stage 2, to charge a monthly fixed fee, dependent on level of input required.

NB: we believe that, through our negotiations on fixed prices from contractors and trade discounts via our preferred suppliers, we will be able to make a total project saving. This saving is sure to exceed the initial project set up cost and therefore bring your total project cost in at a realistic price, having been fully set up properly from the outset.
